Get discounts on your Top Habitation insurance

If you take out a new Top Habitation policy on or before 30 June 2025, you may qualify for several discounts that can be combined, with the exception of the “Loyalty” and “Welcome gift” discounts, which cannot be combined.

Loyalty discount – 10%

Get a 10% discount for the full duration of your new policy ¹, if you, your spouse or cohabiting partner has at least one of the following AG insurance policies active with BNP Paribas Fortis:

Benefit from a 10% discount during the first year of your policy if you don’t meet the criteria for the loyalty discount¹.

EcoBonus – 10%

To encourage you to improve your home’s energy performance, you can get a 10% discount for the entire duration of your new policy if the insured property is equipped with:

  • solar panels,
  • a heat pump,
  • a domestic wind turbine

or if it has a green energy certificate (PEB, EPC, EPB: A+, A, or B in Wallonia and Flanders, and A, B, or C in Brussels)¹.

Cover for repairs

The fire insurance policy taken out by your tenant, as a legal requirement, covers the actual value of your property. By taking out your own fire insurance policy, additional costs related to compliance with new legal (and regional) standards are also covered.

Protected if the property is left unoccupied

Your property is also insured if it is not being let out, i.e. if it is temporarily unoccupied.

The scope of your cover as a landlord

Top Habitation fire insurance covers

damage to the insured property
  • fire, explosion and implosion, lightning, storm, and hail, and electrical events (such as a short circuit), including search and repair costs in the event of a gas leak and search costs to detect the cause of electrical damage

  • natural disasters (flooding including rainwater runoff, overflow and backflow of public sewers, earthquake, landslide or subsidence)

  • water damage and oil damage, including leak detection, pipe repair and dry rot treatment

  • damage to the building through vandalism, malicious acts or acts committed by thieves, and theft of building parts (solar panels etc.)

  • breakage of glass (windows, solar panels etc.)

damage caused to third parties
  • damage caused to third parties

  • damage originating from your property and extending elsewhere (e.g. a fire that damages a neighbouring property)

Top Habitation fire insurance does not cover

  • normal rental wear and tear such as scratches on kitchen cabinets, damaged wallpaper etc.

  • damage to a dilapidated or condemned building

  • damage intentionally caused by the policyholder

  • damage caused by non-compliance with an obligation imposed in your insurance policy and concerning the insured property’s material condition or protection arrangement

Ensuring your peace of mind

The “no recourse” option

As a landlord, you can add the “no recourse” option to your own Top Habitation fire insurance policy covering the rental property, which means that in the event of a claim, AG will not seek to recover the cost of any damage from your tenant.

The benefit for you as a landlord is that you know exactly what your policy covers, which helps you maintain a good relationship with your tenant, even after a claim.

Landlord Pack

Are you letting out a house or apartment that is the tenant’s main residence? If so, you can extend your Top Habitation policy with a Landlord Pack:

  • financial and legal assistance if the tenant stops paying rent;
  • legal expenses cover in the event that the tenant damages the property or if any other legal issue arises in relation to the lease;
  • compensation in case of the tenant’s early departure.

Damage to common areas caused by the tenant is not covered.

Optimal buildings cover

Basic cover

Are you a property owner, tenant or landlord? With AG’s Top Habitation fire insurance, you can insure your apartment buildings with up to ten residential units (Mini Building Pack) or more than ten residential units (Building Pack). This protects you in the event of fire, natural disaster, breakage of glass, water damage etc. and if your building is damaged by vandals.
